Let’s take a look at the energy efficient technology applied to HillState Lake Songdo!
How great would it be if we lived in apartments free from worries of electronic bills? Seems like something out of a sci-fi movie, but it’s real. It’s Hyundai Engineering & Construction’s HillState Lake Songdo, which was completed in June. It was selected as the high rise zero energy building pilot project in the Ministry of Land, Infrastructure, and Transport's public contest in the zero energy building sector and for the first time as a Korean apartment received the ‘building energy efficiency level 1++’ preliminary certification; it’s certainly an energy efficient apartment. Also, it is the first apartment that achieved the Zero Energy Building certification (main certification Level 5, energy self-reliance rate 23.37%) which was founded in 2017.

So what does it mean by zero energy building? It refers to a building with maximized insulation function and minimized energy consumption by making use of new renewable energy. HillState Lake Songdo also received the Zero Energy Building ZEB5 certification for the first time ever as Korea’s domestic apartment. ZEB5 means that the energy self-reliance rate (amount of energy produced/amount of energy consumed) is between 20% ~ 40%. HillState Lake Songdo is said to have implemented the integrated design for building energy that makes use of various technologies; shall we find out what this is?
Passive technology that stores energy in the house
Windows and doors that have implemented the latest insulation method of construction will keep the indoors warm
Passive technology uses the latest insulation construction method to minimize energy waste. This technology was also implemented in HillState Lake Songdo. Warm indoor temperature is kept as the heat inside does not escape to the outside. Insulation function of the wall and windows & doors was improved while the thickness was also heightened; the standards that are even more strict than the related law were implemented.
Great details went into hermeticity to block the flow of unintended air; the detailed quality control during the construction stage was required to realize half the level of hermeticity (ACH50 1.3~1.7) compared to that of regular apartments, and therefore it obtained the function to minimize energy loss during air conditioning and heating.
Energy-efficient active technology
Active technology was implemented onto LED lighting to minimize the building’s energy consumption
Active technology is a form of technology that more aggressively controls energy than passive technology. HillState Lake Songdo made great use of active technology to minimize the building’s energy consumption. HERV (Hyundai Energy Recovery Ventilation), which is the first ventilation device to receive the green technology certification, minimizes heat loss and maintains pleasant indoor air quality. HERV has the automatic operation algorithm (unit energy & environment control system, TEEMS; Total Energy & Environment Management System), which can achieve both energy saving and refreshing indoor environment; basically, it provides the optimum operation solution.
Energy control technology that predicts energy consumption and activates devices
The integrated management system for the total unit energy network operates devices by predicting energy consumption and production
HillState Lake Songdo also has the integrated management system for the total unit energy network -Smart BEMS (Building Energy Management System). This system was developed by the Hyundai Engineering & Construction, for the first time ever as a construction company. It also received the 1st level certification for BEMS installation through the building energy management system certification system. It predicts the next day’s energy consumption or the amount of new renewable energy production, and based on the results, operates various devices automatically. Moreover, the apartment manager will be able to monitor energy production, consumption, etc., and economically manage the whole complex’s energy through energy demand prediction and optimum control
Using new renewable energy to prevent environment pollution
Also makes great use of the new renewable energy
HillState Lake Songdo designs optimum new renewable energy. Fuel fossil use is aggressively controlled; new renewable energy is produced here or machines and facilities with high air conditioning/heating efficiency are effectively operated. Solar power and fuel battery (1kW, per route) are used for common parts while remaining electricity is used in unit indoors.

So far, we looked into the HillState Lake Songdo’s energy efficient technologies. As it has been selected as Korea’s first energy efficient apartment model complex, residents are expected to experience about 50% reduced electricity energy savings and 40% heating energy savings compared to other Incheon region apartments’ average levels.
